The Restaurant features 68 seats in individual Cabanas from 4 to 8 seats each plus 12 seating at the round cocktail bar. The tables are nicely arranged on small “islands” in-midst of all sorts of tamed tropic fauna, various fountains and water games which all invite to a memorable and peaceful evening in an unmatched environment. The Cabanas are far enough from each other to allow a romantic dinner or an undisturbed business dinner. Each Cabana is equipped with an in-house sound system that can be individually adjusted. The restaurant is wheelchair accessible.

On the technical side: the professional stainless gastro kitchen provides all the modern cooking facilities you expect. An industrial dishwasher, a movable two chamber Zanolli electric pizza oven, dough kneader, salamander, vacuum machine, professional meat slicer, eight fridges and freezers, microwave ovens, two washing machines, three wine chillers, two coffee machines, as well as sufficient cutlery, crockery, crystal glassware and much more is in place.

The open kitchen is professionally vented with a German Krueger air handling system. The power supply features an own transformer on 380V/3P/50kVa with a digital meter allowing lower evening/weekend power rates. Own deep water well plus fresh-water tanks are in place too. The restaurant in its present concept operates with a staff force of eight (four kitchen and four service/back office). It presents a balanced choice of Swiss & Italian dishes, international and Thai bestsellers, hard-to-find specialties and a hand-picked selection of Italian wines spoil for choice.

The administration is managed by a POS-system (two terminals and four thermo printers); it is also the only restaurant on the East side of Sukhumvit with credit card facilities (which stimulates turnover considerably). An own, active, website and a Facebook-site are in place and up-to-date. The restaurant features very positively by TripAdvisor. All necessary licenses, permits and VAT-registration are validated, so is a WiFi and a high-speed internet hook-up to ensure eventual external software support or remote product updates. CRM is ensured with direct email as well as SMS-software which allows direct and cost effective communication to a large customer base, separated by language into German and English. A competitive suppliers database is availed as well.

There are restrooms by gender as well as a staff area with its own shower/toilet. The area covers 407w2/1rai (1’628m2, 17’290ft2, 1’920yd2); the restaurant moved to the present premises in December 2007. Some 40% is empty garden space for children to play or for expansion projects, i.e. a few guest-rooms/swimming pool, seating area expansion or set up of an owners residence.

There is plenty of potential for new ideas. The Elephant Village, Horseshoe Point (horse riding), two polo clubs and various First Class Golf Courses – all in the neighbourhood - are possible options to expand the business.

The property is on the market due to health reasons by the present owner. The asking price for this freehold property is THB 9.9 mio. of which 60% can be financed by the present owner at normal MLR (minimum lending rate).

On request by the new owner a transitory coaching can be defined.
